Henrico County, VA • Acquired 2020
A 248-unit community in Richmond's West End, adjacent to the University of Richmond and Short Pump retail corridor. Acquired off-market during pandemic uncertainty at a 20% discount to pre-COVID pricing. Selective renovations and management transition resulted in 38% NOI growth in 24 months.
Virginia Beach, VA • Acquired 2021
A 196-unit community serving military families and Naval Air Station Oceana personnel. Strong occupancy fundamentals driven by BAH (Basic Allowance for Housing) rates that exceed market rents. Exterior and amenity improvements completed; unit renovations 60% complete.
Prince William County, VA • Acquired 2022
A 284-unit community along the I-66 corridor, benefiting from the toll road expansion and spillover demand from Fairfax and Loudoun counties. Below-market rents at acquisition provided significant upside through operational improvements and phased unit upgrades now underway.
Chesterfield County, VA • Acquired 2023
A 220-unit community in one of Richmond's fastest-growing suburban corridors. Strong school districts and proximity to Bon Secours hospital system employment drive consistent family-oriented demand. Early-stage renovation program targeting $150/unit/month rent premiums.
Newport News, VA • Acquired 2023
A 172-unit community adjacent to Newport News Shipbuilding (Huntington Ingalls), the largest industrial employer in Virginia. Stable blue-collar tenant base with strong income-to-rent ratios. Minimal renovation scope—focused on operational efficiency and expense reduction.

Norfolk, VA • 2017 – 2022
A 188-unit community near Naval Station Norfolk. Implemented water/sewer sub-metering, LED lighting, and smart thermostats alongside unit renovations, reducing operating expenses by 18% while growing rents 25%.
